Answer:
The ceiling fans will use about 85 volt-amperes each for a total of 1.275 kva. I'm guessing your 2 MT split unit ACs are 2 ton units, which will use about 2 KVA each if they have a high efficiency. The total for fans and AC will then be 5.275 KVA.
This will leave 9.725 KVA for light, in theory. However you must determine the maximum continuous rating for the generator.
Depending on the power factor of you 40 watt tubes (fluorescent tubes) the volt-amperes will range from 45 to 50 each.
Using 50 volt-amperes for each tube, your theoretical number of tubes will be 9275 / 50 = 165.5.
I would not recommend putting this many tubes on the generator and loading it to that percentage of full capacity. You always need some power for expansion.
